Valuation for RatingValuation Lists
Domestic PropertiesIn April 2007 changes took place to the domestic rating system in Northern Ireland. The information in this section tells you why these changes occurred and what they will mean to you if you are a ratepayer. Looking for more information? Why not try our Non Domestic PropertiesNon domestic property in Northern Ireland is assessed on the basis of its rental value (known as the net annual value or NAV). The current valuation list for non domestic properties became operative on 1 April 2003 and is based on rental values as at 1 April 2001. Each non domestic property has been valued in line with comparable properties in the vicinity. Some non domestic properties require specialist assessment to reflect their particular characteristics eg. schools, licensed premises, petrol filling stations, sporting facilities. The valuation of such properties involves the application of specialised methods of assessment, which may involve examination of the property's receipts and expenditure, or its estimated replacement costs. Please use the link below to check the NAV of your non-domestic property on the valuation list. Revaluation of non-domestic propertiesA revaluation of non-domestic properties is currently being undertaken and will be implemented in April 2011. From April 2011 the valuation date for all non-domestic properties will be fixed at 1st April 2008. Revaluations are usually carried out every five years. The purpose of a revaluation is to redistribute the rating burden more fairly, based on up-to-date rental values. All business ratepayers will be notified of their new valuation in early 2011. |
