About Non-domestic Valuation

Non domestic property in Northern Ireland is assessed on the basis of its rental value (known as the net annual value). The current valuation list for non domestic properties became operative on 1 April 2007 and is based on rental values as at 1 April 2001.

Each non domestic property has been valued in line with comparable properties in the vicinity.

Some non domestic properties require specialist assessment to reflect their particular characteristics eg. schools, licensed premises, petrol filling stations, sporting facilities. The valuation of such properties involves the application of specialised methods of assessment, which may involve examination of the property's receipts and expenditure, or its estimated replacement costs.
